RICS Level 2 Home Survey
The RICS Home Survey – Level 2 (survey only) service includes a physical inspection of the property and a report based on the inspection.
Choose this report if you're buying or selling a conventional house, flat or bungalow, built from common building materials that is in reasonable condition.
The focus is on assessing the general condition of the main elements of a property. This intermediate level of service includes an extensive visual inspection of the building, its services and grounds, but still without tests.
Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars). The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems.
The Level 2 service aims to give you professional advice to:
• Make an informed decision on whether to go ahead with buying the property.
• Take into account any repairs or replacements the property needs.
• Consider what further advice you should take before committing to purchasing the property.
Any extra services provided that are not covered by the terms and conditions of this service must be covered by a separate contract.
RICS Level 3 Home Survey
The RICS Home Survey – Level 3 service includes a thorough inspection of the property and a detailed report based on the inspection.
Choose this report if dealing with a large, older or run-down property, a building that is unusual or substantially altered, or if you’re planning major works. It costs more than the RICS Level 2 report because it gives more detailed information about the structure and fabric of the property.
This service includes:
• a detailed visual inspection of the building, its services and the grounds and is more extensive than a survey level 2.
• Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars).
• Although the services are not tested, they are observed in normal operation – in other words, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so.
The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems.
Additionally, it will;
• describe the identifiable risk of potential or hidden defects in areas not inspected.
• propose the most probable cause(s) of the defects based on the inspection.
• outline the likely scope of any appropriate remedial work and explain the likely consequences of non-repair; and
• make general recommendations in respect of the priority and likely timescale for necessary work.
• advice on the appropriateness of any energy improvements recommended by the Energy Performance Certificate, where available.
The Level 3 service aims to give you professional advice to:
• help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property.
• provide detailed advice on condition.
• describe the identifiable risk of potential or hidden defects.
• propose the most probable cause(s) of the defects based on the inspection and
• provide likely timescale for identified repairs and necessary work.
Any extra services provided that are not covered by the terms and conditions of this service must be covered by a separate contract. This may include an estimate of costs for identified repairs.

Please note that it is not always necessary to choose the Level 3 service just because the property is old, nor is it necessary to choose the Level 2 service on a more modern property if you would like a more detailed survey. The choice is yours!
Whilst there are three different types of survey as defined by RICS Home Survey, we only offer Level 2 & 3 services as, in our opinion, the Level 1 service does not provide you with enough information about the property to make an informed decision before purchase.
Fees.
Each property is unique, as are individual's requirements and therefore it is unrealistic to provide a fee scale.
